Autumn Home Maintenance in Dorset: Book These Jobs Now

It's early August, the sun's out, and the last thing anyone wants to think about is October rain. But here's the thing about the trade calendar: autumn work gets booked in late summer. Every year the first proper storm rolls up the Channel and our phones don't stop for a fortnight. The homeowners who called us in August get a planned visit at a sensible price. The ones who call mid-storm join a queue.

So this is our honest pitch: spend an hour this month walking round the outside of your house, then book the jobs while diaries are still open. Here's what we'd look at first on a home in Dorset or Hampshire, and what it actually costs on the south coast right now.

Gutters and drains before the rain comes back

Blocked gutters are the cheapest problem on this list and the most expensive one to ignore. Water overtopping a gutter soaks the wall below it, and by January that's a damp patch in the spare bedroom. A full gutter clear on a typical three-bed semi around Poole or Christchurch runs £90 to £115 with us; a larger detached place is usually £115 to £170. While we're up there we check brackets, joints and downpipes, because a gutter that's clean but sagging still overflows.

Ground drains matter just as much. Summer is when silt, fat and root growth quietly build up, and the first heavy rain finds the blockage for you. If your gullies drained slowly last winter, treat that as your warning. High-pressure jetting starts at around £180, and a full CCTV drain survey with recorded footage and a written report is £250 to £420 depending on the length of the run. We did a batch of these around Christchurch last autumn and roughly half showed root intrusion the owners had no idea about. Fencing and gates, before the wind tests them

A fence that finished last winter leaning at ten degrees won't survive this one. August is the right time to sort it: the ground's dry, panels are in stock, and you're not competing with every other storm casualty in the county for a fitter. We charge £60 to £120 per panel supplied and fitted for standard closeboard. If the posts have rotted at the base, and they usually have if the panel's leaning, budget £180 to £360 a bay for new concrete posts done properly.

Automated gates deserve a pre-winter service too. Wet leaves in the track and tired batteries in the safety edges cause most of the winter gate callouts we see, and both are ten-minute fixes in dry weather.

Heating checks while it's still off

The worst day to discover your heating doesn't work is the first cold morning, which around here is usually late October. Getting ahead of it is simple:

• Run the heating for half an hour now. Cold spots on radiators or zones that will not warm up are far cheaper to fix in August than in November.

• If you've got underfloor heating, check each zone actually comes on. Stuck actuators are one of the most common faults we find, and one of the quickest fixes.

• Older consumer unit? If it trips when the heating and everything else run together, have it looked at before the dark months load it up.

Darker evenings, lighting and security

Sunset is before 5pm by the end of October, and unlit driveways and dark side returns are exactly what opportunists look for. A properly wired four-camera CCTV system, installed, cabled tidily and set up on your phone, runs £720 to £1,700 depending on the cameras and the cable routes. Outdoor lighting can usually be added on the same visit. We fit a fair number of these in the New Forest and along the coast, where properties sit back from the road and a doorbell camera on its own doesn't cover much.
