Cowboy Builders in Bournemouth: Red Flags to Watch For
Cowboy builders in Bournemouth don't usually look like cowboys. They tend to be friendly, available next week, and noticeably cheaper than everyone else. The problems show up later, once the deposit's gone and the job is half done.
We pick up a fair few of those half-finished jobs around Bournemouth, Poole and Christchurch, so we've got a good idea of how they start. Here are the warning signs we see again and again, and what we do differently on every Complete Builds project.

Red flags before any work starts
Most bad jobs can be spotted before a single brick is moved. If you see two or three of these together, take it seriously:
A price given without a proper look. A figure quoted over the phone, or after five minutes on the driveway, is a guess. Guesses get "revised" once the walls are open.
No written quote. If the scope, the price and what's excluded aren't written down, there's nothing to hold anyone to.
Cash only, or a discount for cash. It usually means no paperwork, no VAT records and no trail if something goes wrong.
A large deposit before anything is booked. Paying for specially ordered materials is normal. Handing over half the job value up front isn't.
Pressure to decide today. "I've got a gap tomorrow, but only if you say yes now" is a sales tactic, not a scheduling problem.
No address, just a mobile number. A real business is easy to find and easy to check.
Cold callers deserve a special mention. Dorset Council's Trading Standards team regularly prosecutes rogue roofers and driveway layers who knock on doors, and the pattern is always the same: a "problem" spotted from the street, a cheap fix, then a bill that keeps growing. If a contract is agreed at your door or in your home, you normally have 14 days to cancel, and anyone who doesn't tell you that is already breaking the rules.
How we price a job instead
We don't quote blind. Every job starts with a survey visit, where we look at access, the structure, drainage, the electrics and anything else the work will touch. We've written about what we check on a site survey in Bournemouth if you want the detail.
After that you get a clear written price that sets out what's included, what isn't, and where the genuine unknowns are. With older Bournemouth and Poole houses there are always a few of those, like what's behind 1930s plaster or how a Victorian chimney breast is supported. We'd rather flag them up front than spring them on you halfway through.
That honesty does sometimes make our quote look higher than a vague one. It's usually the vague one that ends up costing more. We go into why in why builders' quotes vary so much in Dorset.
Red flags once the work is underway
Some problems only appear after the job's started. These are the ones that worry us most when we're called in to take over a site:
Structural work with no engineer's calculations. Removing a load-bearing wall or fitting an RSJ needs a structural engineer's design and building control sign-off. "We'll just put a bigger beam in" isn't a design.
No building control notification. Extensions, structural alterations and most electrical work need to be notified. Skip it and you'll find out when you try to sell.
Electrical work with no certificate. New circuits, consumer units and rewires should come with the right Part P paperwork.
Constant extras. Some variations are unavoidable. A new "surprise" every Friday is a business model.
Workers who vanish for days. Often a sign your deposit is funding someone else's job.
Paperwork matters more than people think. Without it, a perfectly decent extension can hold up a house sale for months. Our guide to what paperwork your Dorset builder should give you covers exactly what you should end up with.
Why Bournemouth homeowners choose Complete Builds
We're a Dorset company, and most of our work is within half an hour of home, from Southbourne and Boscombe to Canford Heath, Broadstone and over into Hampshire. That matters, because our reputation travels by word of mouth between neighbours, and we can't afford to do a job we'd be embarrassed to drive past.
On every project you can expect:
A survey visit before we put a figure on anything
A clear written price, with exclusions and unknowns spelled out
Proper insurance, with details available on request
Engineers' calculations and building control notifications handled for structural work
Certification for electrical, plumbing and heating work, done by our own team
One point of contact who answers the phone
Because we cover general construction and building alongside plumbing, heating and electrical work, you're not left coordinating three separate trades who each blame the other when something slips. That's one of the most common ways a job falls apart, and it's easy to avoid.
If you've already had a bad experience with another builder and need a job finished or put right, talk to us. We'll look at what's there, tell you honestly what it needs, and price it properly. No judgement, it happens to careful people all the time.
