Pre-Purchase Drain Surveys in Poole & Bournemouth

There's a strange gap in the house-buying process. You'll pay for a survey, your solicitor will run every search going, and the lender will value the place down to the last pound. Nobody looks at the drains. Yet the pipework buried under the garden is one of the most expensive parts of a property to put right, and on completion day it becomes entirely your problem.

We carry out CCTV drain surveys for buyers across Poole and Bournemouth, usually in the window between an offer being accepted and exchange. Here's what the survey involves, what it costs in 2026, and what we tend to find under homes in this part of Dorset.

Your mortgage survey won't look underground

A RICS Level 2 or Level 3 survey is a visual inspection. The surveyor might lift a manhole cover if it's safe to do so, but they won't put a camera through the pipes, and most reports carry a line saying the drainage system was not tested. Sellers are under no obligation to volunteer past problems either. So a buyer can complete on a £450,000 house in Lower Parkstone with a failing drain under the driveway and no way of knowing until the first blockage backs up into the garden.

What a CCTV drain survey actually involves

The job itself is straightforward. We lift the inspection covers, run a self-levelling camera through the foul and surface water runs, and record everything. If a pipe is too silted to see clearly we jet it first. As the camera travels we log the pipe material, diameter and depth, note every defect with its exact position, and map where the runs actually go, which on older properties is rarely where you'd guess.

Most three-bed homes take one to two hours on site. You get the recorded footage plus a written condition report, with defects graded and repair recommendations, within 48 hours. That's usually quick enough to fit inside a conveyancing timeline without holding anything up.

What a drain survey costs in 2026

We price by the size and complexity of the drainage system rather than a flat national rate, but as a realistic guide for homes in Poole and Bournemouth:

  • Standard CCTV survey with footage and a written report on a typical three-bed: £180 to £360

  • Full pre-purchase survey with a graded condition report and drain mapping: £240 to £480

  • Larger properties or shared Victorian runs: £420 to £540, and up to half a day on site

  • Jetting to clear silt or a blockage before the camera goes in: £120 to £300 on top

If access is awkward, say buried chambers or a pumped system, we'll tell you before we attend rather than on an invoice afterwards.

What we find under Poole and Bournemouth homes

The housing stock around here tells you roughly what to expect. Victorian and Edwardian terraces in Winton, Springbourne and Southbourne mostly sit on original clay pipework, and after a century the joints have often displaced enough to let roots in. Mature gardens make it worse; we've pulled surprising amounts of willow root out of drains on jobs around Charminster. Post-war homes in parts of Creekmoor and Ensbury Park sometimes have pitch fibre drains, a material that slowly flattens under load and needs catching early. And on the sandy ground towards Sandbanks and Lower Parkstone, pipes can settle and belly, leaving standing water the household never notices until it becomes a smell.

If the survey turns something up

A defect on the footage is not a reason to walk away. Most of what we find can be repaired without digging: a localised patch line to seal a cracked section typically runs £420 to £600, and relining a longer damaged run costs more but still avoids excavation. A genuinely collapsed section needing dig-and-replace can reach £1,200 to £6,000 depending on depth and what sits above it. The point is that you'd know before exchange. Buyers regularly use our reports to renegotiate, and a survey costing a few hundred pounds has knocked several thousand off an asking price more than once.

If you're buying in Poole, Bournemouth or anywhere across Dorset and Hampshire, get the drains looked at while you can still act on what's found. We survey, report in plain English with the footage to back it up, and if repairs are needed we can price and carry out those too, so you're not juggling separate contractors mid-purchase. You can book a drain survey online at completebuilds.co.uk and we'll arrange access with the estate agent if needed.
