Choosing a Builder in Dorset & Hampshire: Our Approach

Picking a builder is one of those decisions you don't get a practice run at. Get it wrong on a loft conversion or a full rewire and you're not just out of pocket, you're living with someone else's shortcuts for the next twenty years. We've worked on properties across Bournemouth, Poole, Winchester and everywhere in between, and the questions people ask us before signing anything are almost always the same: are you insured, will you actually turn up, and what happens if something goes wrong halfway through. Fair questions, and worth answering properly before you commit to anyone. Here's how we work.

We Survey Before We Quote, Every Time
We don't price jobs over the phone or from a couple of photos on WhatsApp. Every quote we give follows a proper site visit, whether that's a two-bed terrace in Christchurch or a five-bedroom house overlooking Poole Harbour. Older properties especially, timber-framed extensions, solid brick walls with no cavity, Victorian floor joists, hide problems that only show up once someone's actually stood in the room and had a proper look under the floorboards. We'd rather spend an extra hour on site than hand you a number we have to revise three weeks into the job. That's not us being precious, it's just cheaper for everyone involved to find the awkward stuff before work starts, not once the walls are already open.
Insurance and Sign-Off That Actually Protects You
On paper, most builders can say they're insured. What matters is what that cover actually includes and whether the paperwork exists to back it up if you ever need it. We carry public liability insurance up to £5 million, and every structural job, removing a wall, fitting an RSJ, altering a loadbearing floor, goes through a structural engineer first, with calculations submitted to building control rather than eyeballed on site. Electrical work is Part P certified as standard, not an optional extra you have to ask for.

We Know Dorset, Hampshire and Wiltshire Properties
A drainage survey in Sandbanks isn't the same job as one in Winchester, even if the pipework looks identical on paper. Coastal properties around Poole and Christchurch deal with salt air and shifting ground that inland Hampshire homes rarely see, and we've had to design around both more than once. Move north toward Salisbury or out into the New Forest and you're often dealing with listed buildings, conservation area restrictions, or councils with genuinely different interpretations of permitted development. We've quoted and built across BCP, Dorset Council, Hampshire and Wiltshire areas long enough to know which planning departments want a pre-application conversation and which don't, and that saves clients real time before anyone picks up a spade. It sounds like a small thing until you've had a project stall for six weeks over paperwork nobody warned you about.
One Team, Not a Chain of Subcontractors
A lot of the horror stories we hear start the same way: one company subcontracts to another company, who subcontracts again, and by the time something goes wrong nobody can agree whose responsibility it is. We keep joinery, electrics, plumbing and drainage in-house wherever we can, with one project manager as your single point of contact from first survey to final handover. You're not chasing five different phone numbers to find out why the plasterer hasn't turned up, and you're not repeating yourself to a different face every week. You'll get photo updates as the job progresses, not a phone call a fortnight in explaining why things have already gone sideways.
Honest Numbers, Not the Lowest Number
We won't be the cheapest quote you get, and we're upfront about that. A cheap quote on a wet room or a two-storey extension almost always means either the spec gets thinner once work starts or the final invoice creeps well past what you agreed. Older Dorset and Hampshire properties in particular tend to cost more to renovate than newer builds, solid walls, outdated wiring, and floor structures that need more than a quick look, and we'd rather tell you that at the survey stage than let it show up as a nasty surprise on the final bill. We've seen the reverse happen too: a lowball quote on a driveway or garden office that ended up costing more once ground conditions or drainage had to be sorted mid-job, the kind of thing a proper survey would have caught before a contract was even signed. It's also why we quote in writing, with the assumptions behind the number spelled out, so there's nothing vague to argue about later.
